Motorized Screens vs. Screen Rooms & Patio Enclosures

This page exists partly to talk some readers out of buying what we sell. Three quite different products get compared as though they were variants of one another, and choosing the wrong one is an expensive way to find out they are not.

Do you want the space open, or do you want a room?

Everything follows from that one question, and it is worth answering honestly before comparing anything.

If the answer is that you want a patio that is open most of the time and closed when conditions require it, a retractable screen is almost certainly right. If the answer is that you want an additional room — heated, cooled, furnished as interior space, usable regardless of weather — then a screen is the wrong product and no configuration of it will become the right one.

The mistake we see most often is someone buying screens hoping for a room. They end up with a well-executed version of something they did not want.

The comparison

How the three actually compare

On the things that matter rather than on feature lists.

01 — Retractable

Retractable motorized screens

Open when you want it open. This is the defining characteristic and the reason most people choose them. The structure is visually unchanged when retracted, which matters a great deal on an appearance-sensitive property.

Weather: partial and conditional. A mesh passes weather by design; clear vinyl holds off wind-driven rain on the side it covers. Not a sealed envelope, not storm protection, not hail protection.
Construction impact: lowest of the three. Usually no change to the building envelope.
Review: generally the least intrusive to get approved, though never guaranteed.

Best when you want flexibility and an unchanged structure.
Weather protection is partial and side-specific.
Lowest construction impact and visual change.

02 — Screen room

Fixed screen rooms

Permanently screened. A framed structure with fixed screen panels. It solves insects comprehensively and permanently — and takes away the fully open patio permanently in exchange.

Weather: similar to a mesh, since it is one. Rain and wind pass through.
Construction impact: moderate to significant. A real structure with real foundations and framing.
Review: more likely to require permitting than a screen, since it is construction.
Airflow and view: both permanently mediated by the screen.

Best when insects are the whole problem, year round.
You lose the fully open patio permanently.
It is construction, with the permitting that implies.

03 — Enclosure

Glazed patio enclosures

An additional room. Glazed walls, usually conditioned, usable regardless of weather. This is genuinely the right answer for some people and it is a fundamentally different purchase.

Weather: comprehensive — it is a building.
Construction impact: highest. Foundations, structure, glazing, often HVAC and electrical.
Review: most likely to require permitting and, in a district, design review.
What you lose: the outdoor space. It is now inside.

Best when you actually want another room, not a patio.
Highest cost, construction impact and review burden.
The outdoor space stops being outdoor.

Being straight with you

When a motorized screen is the wrong answer

We would rather say this here than at the end of a consultation you have driven to.

You want a year-round conditioned room. Buy an enclosure. A screen will not become one.

You need genuine impact or storm protection. That is a separate product class with separate structural requirements. An everyday motorized screen is not it, and we do not present one on this site.

The insect problem is constant rather than seasonal. If you would keep a screen down eleven months a year, a fixed screen room does the same job with fewer moving parts.

The structure cannot carry a system and adding structure is not on the table. Some open frames need reinforcement first. If that is unwelcome, the honest answer is that this is not the project for that structure.

Being straight about all of this is the point — the about page sets out what else we will and will not tell you.

You want total privacy or blackout. A privacy weave reduces sightlines. It is not opaque and the effect reverses after dark.

What this page does not do. It does not give prices for any of the three, because we would only be guessing about two of them. It does not predict permitting outcomes. And it does not claim energy savings for any option — those depend on the building, the climate and how the space is used.

Which is cheaper?

We will not put figures on products we do not sell, and any comparison we gave would be self-serving. What we can say is that construction impact tracks cost fairly reliably: a retractable system generally involves the least building work, an enclosure the most.

Can I convert a screen room into a retractable system later?

Sometimes, depending on what the existing structure is and what remains once the fixed panels are removed. It is a structural question and would need assessing on site rather than answered generically.

Will an enclosure add more value to my property?

We are not qualified to answer that and would be inventing a claim if we did. It is a question for someone who values property in your market.

Do enclosures need permits?

Generally more likely than a retractable screen, since an enclosure is construction — but it depends on your jurisdiction and scope. The approval guide explains how to establish what applies.

What if I want screens now and an enclosure later?

That is a reasonable sequence, and worth flagging at specification so nothing done now makes the later option harder. It may also change where power and structure provision go.

Do you install screen rooms or enclosures?

No. We design, specify, install and program motorized retractable screens. Where one of the other options is genuinely the better answer, we will tell you so rather than sell you the one we happen to offer.
